Our Opportunity:

At Chewy, we strive to become the most trusted and convenient online destination for pet parents and our partners – vets and service providers – alike. Our success is measured by the happiness of the people and pets we serve, not simply by the amount of pet supplies we deliver. That’s why we continue to think of outside-the-Chewy-box ways to delight, surprise, and thank our loyal pet lovers.

Chewy is seeking a Director of Real Estate to lead real estate strategy, retail site selection, and deal negotiation, primarily for Chewy’s rapidly growing Chewy Vet Care (CVC) business. We are looking for a leader who will implement critical initiatives while collaborating cross functionally (Supply Chain, Finance, IT, Procurement, HR) to ensure sophisticated projects are delivered on time and on budget. The position will help provide strategic leadership for the management of capital resources dedicated to the identification, acquisition and lease of facilities that support the growth of the organization.

What you’ll do:

  • Use market data and business knowledge to identify real estate options for expansion and relocation as projects arise.
  • Lead, facilitate, and collaborate on deliverables related to overall planning and real estate transactions, and projects with third-party developers or general contractors.
  • Strengthen current brokerage relationships while identifying new partners in emerging markets; lead retail site selection and lease negotiations to align with and support business expansion timelines.
  • Influence incentive discussions with municipalities at local and state level.
  • Spearhead large contract negotiations, able to balance cost, financial, quality, and legal terms.
  • Assess current operational business models and develop appropriate new models as needed.
  • Develop and maintain relationships with building management and landlords.
  • Collaborate with key vendors and contractors, community leaders and outside technical support providers to maintain a network of support, improving existing properties under management and assure awareness of new opportunities.
  • Contribute to the delivery of strategic and operational objectives by reducing real estate and facility build costs, improving efficiency, revenue generating capacity, and image of the business.
  • Serve in a lead capacity in the preparation and administration of budgets. Assume ownership of key planning, budgeting, and forecasting processes for areas of responsibility.
  • Lead all aspects of appropriate insurances, inspections, and fees to municipalities and service providers.
  • Develop successful teams by attracting highly skilled employees, integrating employees into the organization, and developing and retaining talent to meet current and future business objectives.

What you’ll need:

  • Bachelor’s degree required
  • 10+ years of direct experience in multi-site retail real estate
  • Experience in supplier negotiations, developing/implementing sourcing strategies and driving cost savings.
  • Exceptional interpersonal and project management skills and the ability to comfortably work in a fast-paced environment.
  • Accomplished people leader; ability to hire, mentor, train and retain talent.
  • Strong cross functional teamwork skills
  • Candidate must have a high-reaching and self-starting mentality and be able to deal with ambiguity.
  • Successful track record of completing large-scale capital projects.
  • Proven leader with outstanding high-level strategic, operational, and communication skills; demonstrating broad expertise in retail real estate development and property management with multiple sites nationwide and experience dealing with regulatory committees.
  • Ability to travel domestically approximately 50% of the time.
