The objective of this role is to secure viable prospects and gather all of the details regarding what they are facing, what problem they want to solve, or what opportunity they want to achieve. Gather relevant market information regarding the property values, ensure delivery of documents and good communication between all parties, and then sell or rent the property to a qualified and/or approved buyer or tenant.

- What they are trying to accomplish and what can prevent them from accomplishing that (they are NOT “just selling” or “not interested in selling”...they are facing an issue which is why you are talking)

- Qualify buyers - collect information from viable prospects using form and send to MLO
- Closing - transaction coordination with title, insurance, attorney etc
Compensation on disposition
- Rented - The agent’s broker receives a 3% commission of the price purchased or assignment equivalent if not listed under their brokerage
- Sold to a consumer - agent receives a 3% commission of the price sold or assignment equivalent if not listed under their brokerage.
- Sold to a flipper (20% min down) - agent receives the equivalent of 3% commission on price sold as an assignment
Expectations/Requirements
- Learn and use the new sales process
- Interact with a minimum of 30 prospects or their representatives per day from followup, MLS, foreclosure, D4D
- Follow up with prospects
- Collect complete and detailed information about the property, owners, and what they are trying to accomplish
- Complete CMA’s (sold, active, rent)
- Followup with submitted offers to owners and or their representatives
- advertise and market property
- evaluate, qualify and disqualify prospective buyers and tenants
- Transaction coordination - chasing changes, signatures, document delivery, notarizations, information or responses from attorneys and other transaction participants
