Coda Search is partnering with a dynamic and growing real estate investment and operating firm with offices in NYC. The firm makes investments across all asset classes, including commercial, retail, mixed-use, and student housing, driving long-term value for its investors. The team is seeking to hire a Manager of Asset Management to oversee the performance of a portfolio of student housing assets. This individual will be responsible for maximizing property-level performance, supporting value creation initiatives, and partnering with internal and external stakeholders including property management, development, finance, and acquisitions teams.

Key Responsibilities:

  • Manage the financial and operational performance of a portfolio of student housing properties, ensuring alignment with strategic business plans.
  • Analyze property-level financials (P&L, NOI, IRR, etc.), monitor budget-to-actual variances, and provide actionable insights to drive performance.
  • Collaborate with on-site and third-party property management teams to implement and monitor asset-level business plans, capital improvement strategies, and leasing goals.
  • Monitor market trends, occupancy levels, rental rates, leasing velocity, and competitive positioning to inform pricing strategies and maximize revenue.
  • Prepare monthly, quarterly, and annual asset management reports for internal leadership and investors.
  • Oversee budgeting, approval, and execution of CapEx and renovation projects, ensuring delivery on time and within budget.
  • Lead annual budgeting processes and provide quarterly reforecasts for the assigned portfolio.

Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Business, or a related field; Master’s degree or MBA a plus.
  • 5+ years of experience in asset management, real estate finance, or operations, with a strong preference for student housing experience.
  • Strong understanding of property financials, lease-up strategies, and asset valuation.
  • Advanced Excel and financial modeling skills; experience with Argus or Yardi a plus.
  • Excellent communication and presentation skills, with the ability to interact with executive leadership and investors.
  • Highly organized and detail-oriented, with the ability to manage multiple projects simultaneously.
